The first steps of any project are identifying the spatial problems you are living with and developing options to help solve those problems. Our Concept Design Package is for clients that are seriously pursuing a project. It gives them the foundation to begin their project with confidence. Included are elements that are typically included in Pre-design and the first iteration of Schematic Design in our Full Service Architecture service. It is not to be considered a final product from which you will be able to procure permits or build from.

CONCEPT PACKAGE STEPS

CLIENT QUESTIONNAIRE

We ask detailed questions to get to the heart of your needs and desires for the project. Relevant information includes project scope, budget, schedule, who and how will the space be occupied, program, goals, and reference images.

EXISTING CONDITIONS

Existing condition drawings are provided by the owner. If you do not have existing condition drawings, we can help prepare them for you as an Additional Service.

ON-SITE MEETING

We will meet with you on site to discuss certain aspects you referenced in the Client Questionnaire, as well as to get a sense of the house, and how you live in it.

CONCEPT DESIGN PACKAGE

We create the package by incorporating the items we discussed. It will include:

• Property and House Analysis

• Zoning restrictions, if applicable

• Historical restrictions, if applicable

• Circulation diagrams

• Landscape

• Environmental aspects - sun, wind, views

• Structural considerations

• Furniture layouts

• Materials

• Programming - spaces, activities, and items you envision as part of the design

• Aesthetics

• Project Goals - The project mission statement.

• Existing condition drawings - plans and elevations

• Plan sketches - 2-3 design options addressing the project goals and programming

• Diagrams - Simple drawings to aid in explaining concepts, circulation, program, spatial relationships, etc.

PRESENTATION MEETING

We present the Concept Design Package to you, review the design options, and discuss next steps for your project.
